Do I need to sell for less going through an auction?

No. We consistently achieve sales at market valuation and above while also giving our clients the peace of mind through our SaleLock Guarantee.

What is your SaleLock Guarantee?

This is the process by which we secure a 10% deposit from a buyer on the day they make an offer. If they then decide to pull out and not progress the sale, they forfeit their deposit. You would get paid this (minus our fee) and we’d find you another buyer.

What is a Reserve Price?

The reserve price is the minimum figure that you’d like to achieve which you get to set. If you don’t get any bids that meet the reserve or any offers you’re happy to take, there is no obligation to sell. This ensures that you are totally in control of the price you sell for.

Will I need to take less money to sell?

Not necessarily, we’ve sold hundreds of flats at market valuation and above - the trick is having the right buyer base in the first place.

How quickly can you sell my flat?

Do I need a Home Report to sell my flat?

Yes. However, residential properties that are not habitable or form part of a portfolio sale do not require a Home Report. A complete Home Report contains important details like a single survey, mortgage valuation, flat questionnaire and energy report. This offers the buyer more insight into the property before they bid. We will organise for the home report to be carried out at the same time as our photographer accesses the property so everything is done at the same time.

What’s the process for viewings?

One of the main reasons we offer to pay for professional photos, video tours and floor plan up front is that it ensures we only require access to the property once to minimise disturbance to your tenants. Because we’ll be selling to an investor who isn’t planning on living there, as long as we have good marketing materials, buyers never need to step through the door.

What happens if you don’t manage to sell my property?

We work on a no sale, no fee basis. In the worst case scenario, if we do not get you an offer that you are happy with, there is no obligation to sell and you can take your property off our books with absolutely nothing to pay.
