Step 3: Instruct a Solicitor and Prepare the Legal Pack

Auction front-loads the legal work. Your solicitor gathers the title deeds, searches, any factoring or leasehold paperwork and the special conditions of sale. Step 4: We Advertise and Market Your Property for Free

We handle everything. Professional photos, a video tour and a floor plan cost you nothing, and neither does the listing on Rightmove and Zoopla. Your lot then lands in front of our buyer list. Marketing runs for a few weeks,  giving prospective bidders time to read the paperwork and arrange funds. Owners of land and commercial units get the same deal.

Step 5: Bidding Opens & the Offers Arrive

Our online property auctions run fortnightly, and the bidding process is transparent, so everyone can see the highest bid. Step 6: You Complete the Sale in 28 Days

Meet your reserve, and the winning bidder pays a 10% deposit immediately, making the sale binding. Like traditional auctions, the contract is set the moment the hammer falls. There is no modern method of reservation fee here, where a buyer can hold your property for up to 56 days without being legally bound to buy. Completion follows within 28 days. Should the buyer fail to complete, the deposit is yours to keep, and we go back out to secure another.

Who Actually Buys a House at Auction

Our bidders are not one type of person. Around 20,000 buyers sit on the Prime list. Landlords hunting rental yield make up a large share, and they like tenanted stock because the rent starts on completion day. What It Costs to Sell a House at Auction

Most auction houses charge sellers in three or four ways. You will meet an entry fee before your lot reaches the catalogue, a marketing charge and a withdrawal fee if you change your mind. A commission of roughly 2.5% then follows a successful sale. Estate agent fees average about 1.42% including VAT, and you wait months for a completion that carries a real risk of collapse.
